HOW WE ARRIVE AT YOUR ASSESSMENT
The Village assesses all real property at a percentage of market value. The percentage is known as an equalization rate (ER). These rates are established by the New York State Office of Real Property Tax Services (http://www.orps.state.ny.us/) annually. This rate and ratio changes annually based on real estate market trends. Most important is their use to equalize the assessment into full market value. For example:
Property Class Market Value Equalization Rate Assessed Value
Homestead $625,000.00 x 20.62% = 128,875
In order to determine your annual Village Taxes, you would need to find out the current tax rate and multiply it by the assessment:
Example Assessment Tax Rate Per Thousand of Assessed Value Annual Taxes
128,875 / 1000 x Homestead rate of $36.399851 = $4,691.03
